They gave us a big size and huge room with a recently renovated bathroom, four star comforts plus excellent views. The breakfast was amazing and well presented with good choice-good coffee, home made eggs benedict plus large portions. Thanks to a first-class service we had a fantastic stay: )

Hotel was perfect for what we needed.
Liked our double room with a garden view as well as a recently renovated bathroom. The breakfast was delicious and tasty with home made eggs benedict and large portions, had everything you could want. The location was perfect and best possible, for example, an adjoining garden was not too far from the hotel.

Nice situation, good decor, friendly staff.
Unfortunately certain things did not work properly, room had a music system that was not explained and turned out to only partially work, the shower was broken and would only work with the aid of a piece of wood, lightbulbs were missing or not working. The hotel prided itself on it's decor but let itself down in the attention to detail, checking that things work and are fixed should be more of a priority. There were also new staff who although friendly failed to pass on messages when this was a service they had offered.

Friendly staff-nothing was too much trouble. Room was spotless with comfortable beds. Wonderful views with just a few minutes easy walk in to St Ives and the beach just a stone's throw away. Complimentary cream tea on arrival. Excellent breakfast. Would definitely stay again.
The last bit of hill to the front door made me puff!

Close to town, nice breakfast
Staff service didn't seem very natural. I lost a sock, when I looked under the bed it was filthy and there was a sock.... But it wasn't mine.

Location,convenience for beach and town. Friendly helpful staff
The lighting in the bathroom made it very difficult to have a proper shave. The lighting cast a big shadow exactly where it was not needed! We had to ask for replacement shampoo and shower gel, despite leaving the empty bottles as a reminder

The location is excellent. Close to the beach and railway, yet quiet. The room was spacious and comfortable, with a generous bathroom and a charming little living area.

The hotel was very clean and the staff helpful.
We had initially booked a suite which we found had no sea view (But paying premium Price) - the room was claustrophobic and poorly laid out. The bathroom was very good but the bedroom was looking at a back wall and the outlook was very shabby. We asked to changed room and were left to sort out the down graded price our selves as booking was made on- line. You had to ask for robes which we felt was poor as we only discovered this after shower. Breakfast was average, poor selection of fruits & cereals supermarket value range however the cooked breakfast though over described was cooked well. It was a disapointment on the whole,The hotel marketed it self on a boutique hotel but failed to deliver & cut corners where possible.

The atmosphere of the hotel is perfect. The view to sea is incredibly beautiful, the room is spacious and airy. The breakfast is tasty and perfect, I greatly enjoyed it.

Access road is too narrow for comfort, room temperature control needs addressing!!! Minor maintenance issues in rooms could really detract from the experience!!!

We were greeted at the hotel by friendly staff and offered a tea or coffee on arrival before settling in. The room was small but very comfortable, clean and well equipped. It was lovely to have a range of current magazines in the room to flick through. Breakfasts were excellent. Would certainly recommend Primrose Valley to friends.
The hotel is not easily found first time. The street is very narrow and we thought it was a driveway at first. It is a bit daunting to first time visitors to St Ives, but not unlike many of the Cornish streets we travelled along in our 9 day tour of Cornwall. Once at the hotel, the location is fantastic to take a short walk along the beachfront to the harbour-front shops and restaurants. We loved our time at St Ives and would happily stay at the Primrose Valley hotel again.

Perfect location behind Porthminster Beach, really good service, delicious breakfast, and spotlessly clean rooms. Couldn't have asked for a better stay!
